Pet Policy
The Apartium allows pets in some of its properties.
The properties managed by TA that allow pets, allow under the following criteria:
Pets of small - to - medium size.
For Studio Apartments: Maximum 2 pets per guest (1-2 adults +/- 1 child).
1 - 2 cats (S - M size).
1 - 2 dogs (S - M size).
1 cat & 1 dog (S - M size).
For Deluxe Double Apartments: Maximum 1 small-sized pet (dog OR cat) per guest (1-2 adults +/- 1 child).
All pets must be accompanied by their owners at all times, and must NOT be left alone in the rented unit.
Examples of dog breeds that are accepted: Shiba Inu, Chihuahua, Poodle, Yorkshire Terrier, Malti-poo, and French Bulldog (AKA Frenchie). Examples of cat breeds that are accepted: Almost all cat breeds.
Pet Fee
The Apartium charges a Pet Fee of 1000 Baht per pet for the duration of the stay (reoccurring on a monthly basis).
The Pet Fee is NOT a deposit but counts as a rent fee for housing a pet within the apartment.The Pet Fee is non-refundable.
ADD-on Services
TA Offers the following optional Add-On Services at all of its properties.

Housekeeping 'Refresh': An Add-on Service guests can request during their stay where the Housekeeping Staff will come into the unit at an arranged time and date to clean the unit, refresh the towels + linens/sheets, refresh the toiletries, and refresh the coffee + tea + water.

Room Service: Guests can order local Chang OR Singha Beer [490ml can | 4.8% Alc. Vol.] [18+ guests only (Price = 80 Baht/can), and water bottle [600ml].

Request staff to run errands within a 1-kilometer radius: (for example, buy items from the local 7/11, XEROX documents, take items to the local laundromat at a flat fee of 150 Baht + Cost of goods or services requested (does not include laundry.

Laundry service: We can send staff to do your laundry for you. We charge 15 THB per t-shirt/ underwear/light clothing article, 20 THB per denim, and 40 THB per clothing article that you require us to iron.

Short-term/Long-term leasing Option:
The Apartium offers both a short and a long-term direct leasing option.How does it work?
If we find you a suitable place within your desired dates, you must come into our office for ID verification, payment of deposit, and first month of rent, and sign the contract.
If you are not in Bangkok, Thailand, you may digitally sign an apartment reservation agreement, pay the security deposit + 1st month's rent fee, and email us a scanned copy of your ID.
If you do not show up for move-in day, your security deposit will be automatically forfeited.
If you do not claim your refund of the 1st month’s rent within 30 calendar days, it will automatically be forfeited.
Once you show up for move-in day, you must present your passport for identity verification and TM-30 reporting as mandated by Thai Immigration law.
Payment for the next month is due on the last day of each month.
Security deposit is refundable - refund is contingent on the condition of the apartment after it is vacated by the guest.
Subject to availability.Pricing: Pricing may vary depending on the platform, seasonality, loyalty program points, or special offers.
3rd Party Booking Platforms: Cancellation and Refund Policy
The Apartium currently employs the following industry-standard cancellation policies:
Flexible 5 days: Cancellation is allowed 5 days before the day of check-in. If canceled within 5 days before check-in, 100% of the original amount paid is automatically forfeited.
Non-Refundable: Activated when tenant chooses the "Non-refundable" option.
These policies are enforced by the platform the tenant/customer chooses to book from. Each booking platform enforces its own version of The Apartium's cancellation policies; for more information, TA advises the customer to check the fine print regarding cancellations on the platform of their choice.
Direct Contract Tenancy: Cancellation and Refund Policy
The tenancy contract signed between The Apartium and the tenant supersedes all terms and conditions outlined here, with whatever is not mentioned in the tenancy contract to be extracted from this Terms and Conditions section.Security Deposit:
Is refundable after inspection of the property has been completed. ANY structural or furniture damages that occurred during the tenants' stay will be deducted from the security deposit.
Once the security deposit is paid, the future tenant will secure the calendar days for their stay and the calendar will be blocked off to avoid double bookings.
If the tenant decides to cancel the reservation, the security deposit will automatically be forfeited to compensate the business for any possible lost business while the calendar was blocked off.
Right to Over-ride:
The Apartium reserves the right to override any booking that breaches the TA policy of minimum pricing per room.For example, if a 3rd party booking platform decides to grant a guest the monthly rate discount for a 3-night booking, The Apartium management reserves the right to not honor the booking even if the customer has already paid the 3rd party booking platform.
If such a case arises The Apartium will reach out to both the guest and the 3rd party booking platform to attempt to amicably resolve the issue. The current rate per night must eventually be fulfilled and the reservation invoice updated before the booking may be honored by TA Otherwise, the matter remains in the hands of the 3rd party booking platform. In general, The Apartium will always reject any forced "Walmart Model" pricing attempts by ANY and ALL 3rd party booking platforms.
Important Disclosures Regarding the purchase of services from The Apartium ™:
When you book accommodations via our 3rd party booking partners OR purchase a physical good from The Apartium, you attest that you understand and agree to the following:
Nature of The Apartium ™: The Apartium ™ is a provider of modern apartments catering to vacationers and business customers in Bangkok, Thailand.
The Apartium also offers a digital (online) gift shop that offers emblematic items representing Thailand for customers who seek to buy memorabilia to remember their vacation in Thailand.
Payment Processor: Payments in the Gift Store are processed through Stripe™ OR Kasikorn Global Payment (KGP) OR Kasikorn Bank APIs, with separate data policies.
Updates to Terms & Conditions: The Apartium (TM) reserves the right to update its order Terms and Conditions without prior notification.
Clients' agreement to the updated terms and conditions from the previous version will be carried over to the new version.
Liability and Indemnity Agreement:The Apartium (TM) and its parent company, Rambo Ventures, Co., Ltd. (your Data Controller), are not liable for errors caused by incorrect information provided by shoppers.
By continuing, guests agree not to hold The Apartium (TM), its parent company, and any affiliates liable for any mistakes, penalties, or legal proceedings resulting from incorrect information.
Thailand Immigration law:
'TM-30' Reporting
The Apartium FULLY complies with Thailand's Immigration reporting law which requires businesses hosting foreigners to report their stay/address and duration of their stay.
ALL guests are legally obligated to present a valid passport to a managing representative of The Apartium for ID verification and TM-30 reporting.For more information on how your information is processed, you can learn more on our Privacy Policy page.
Legal Compliance with Laws and Regulations Governing Business and Tourism Transactions within the Kingdom of Thailand:
The Apartium (TM) and its parent company, Rambo Ventures, Co., Ltd. - this establishment is FULLY compliant with the laws and regulations governing business and immigration within The Kingdom of Thailand and will comply/cooperate with law enforcement in ANY and ALL cases that may arise where the tenant is found to violate the Kingdoms’ laws or in cases of extraditions where law enforcement has the proper authority to apprehend the tenant.
The Apartium, its parent company ‘Rambo Ventures, Co., Ltd.’, staff, owners, and affiliates are NOT intermediaries between tenants and law enforcement. Tenants reserve the right to know their rights as foreign aliens in the Kingdom of Thailand under the auspices of a Thai Tourist/ NON-Immigrant Visa OR any immigration status the foreign alien may legally possess.
Tenants reserve the right to ask Thai authorities for an interpreter or translator. Tenants reserve the right to contact the Royal Thai Tourist Police.
Tenants reserve the right to an attorney at their discretion and expense.
The Apartium reserves the right to pursue any and all legal and investigatory services to protect against offenders who committed criminal acts such as cyber, espionage, theft or any acts deemed criminal by The Kingdom of Thailand OR INTERPOL.
The Apartium will comply with special investigation authorities at its own discretion.
Damages and Damage Deposits
The Apartium charges ALL long-term tenants a 10,000 THB damage deposit that is refundable upon check-out AFTER the premises is inspected by the manager on duty, and IF the manager determines there is no damage caused by the tenant.
In the case damages are found:
The manager will investigate to determine the cause of damage and if Thai laws have been broken/violated.
The damages will be appraised and deducted from the damage deposit held.
If the cost of damages are higher than 10,000 THB the guest will be invoiced and required to pay the outstanding balance.
If the guest refuses to pay, the Royal Thai Police will be informed and presented with the proof of damages.
If the damages are major, management and subsequent internal or external investigators determine that the tenant is the cause of the damage "the offender", cost over 50,000 THB, and the guest refuses to pay the invoice for outstanding damages, then The Apartium will immediately litigate against the offender if the guest refuses to pay the invoiced outstanding damages.
The Apartium will inform all Police and authority organizations relevant to the offenders' nationality on top of informing the Royal Thai Police, DSI, and Immigration Police.
The Apartium reserves the right to pursue any and all legal and investigatory services to protect against offenders who committed criminal acts such as cyber, espionage, theft or any acts deemed criminal by The Kingdom of Thailand OR INTERPOL.
The Apartium will pursue damage claims until the damage claim invoice is FULLY paid.
The Apartium will comply with special investigation authorities at its own discretion.
